Working With the Coastal Commission
Not all of Carlsbad falls under California Coastal Commission jurisdiction — the Coastal Zone here generally covers the band of the city closest to the shoreline, not the whole city, so a project’s exact location determines whether coastal review applies. Within that coastal band, exterior signage and monument projects often require careful site review and coordination with coastal regulations before a permit is issued. On one hotel project within that zone, our initial site survey found that the client’s preferred monument location was occupied by a mature Torrey pine — a tree native only to this stretch of San Diego coastline and ranked as rare by the California Native Plant Society. Because rare native habitat like this can fall under the California Coastal Act’s protections for environmentally sensitive habitat areas, removing it would have meant significant regulatory risk and delay. Rather than proceed and expose the client to that risk, we proposed an alternate placement that preserved the tree and kept the project fully compliant. It’s the kind of issue that has to be caught at the start, not after installation.

Beach Terrace Hotel: A Complete Property Signage Revamp
Beach Terrace Hotel is one of our most complete Carlsbad projects — a full signage revamp covering nearly every part of the property. We fabricated and installed new building-mounted dimensional letters, a full wayfinding system, and custom room identification signage for every room. Beyond standard signage, we outfitted an outdoor art display wall to showcase the property’s artwork, and built dimensional three-dimensional wave sculptures for their sand garden area. We also handled the property’s ADA signage, and when coastal salt air had corroded the original metal channel letters, we replaced them at no additional cost to the client. The project also included new monument signage — a guest parking panel and a private park-area panel with no-dogs messaging — plus general parking signage and accent walls.




Best Western Carlsbad: Visibility and a Compliant Monument Refresh
For Best Western Carlsbad, we installed a new channel letter set positioned for better visibility from the beach. Local sign regulations meant a new monument sign wasn’t an option for this property — so rather than treat that as a dead end, we refurbished their existing monument to look brand new. Carlsbad’s coastal environment is hard on signage, and this project is a good example of getting a strong result by working within what’s actually allowed rather than around it.
Lovely Little Ladies: Working Through a Legacy Compliance Issue
Not every Carlsbad sign project is a straightforward install. When Lovely Little Ladies, located in Carlsbad Village, wanted signage comparable to what nearby businesses already had, we found that several of those existing signs were actually out of compliance — a holdover the city confirmed had been allowed under a previous administration, but wasn’t permitted going forward. We worked with the client to design fully compliant signage from the start, and documented the surrounding non-compliant signs for the city. Since then, several of those other signs in the area have also come into compliance. It’s a reminder that in a district like Carlsbad Village, what a neighboring storefront has isn’t always a safe guide to what’s actually allowed.
