When an Emser Tile location took over a space on a multi-tenant monument, the existing panel needed more than a quick refacing. The old paint had reached the end of its service life and had a very weak bond to the aluminum substrate underneath. Painting a fresh coat directly over it would have looked good on day one, but a new finish is only as strong as what it’s stuck to. Paint bonded to failing paint eventually cracks, bubbles, and peels along with the old layer, which means the sign would have needed to be redone again within a year or two.

Instead, our team stripped the panel completely, removing it from the sign structure and taking the surface down to bare metal. That gave us a clean, properly adhered substrate to work with rather than an unstable layer of old coating. From there we repainted the panel with a fresh, properly bonded finish and reinstalled it with the updated Emser Tile branding.

It’s a small extra step that most people never notice, but it’s the difference between a tenant panel that looks sharp for a few months and one that holds its finish for years. On a multi-tenant sign, panels get swapped out regularly as tenants change, and cutting corners on prep work on any single panel can end up costing a property owner more in the long run than doing it right the first time.
